<p>The majority of Insurance companies now require a WETT Certified Inspection of your Wood Burning Appliance.  A WETT Certified Inspector will visually examine your appliance or fireplace to ensure that it complies with the manufactures installation instructions, Ontario Building Code or CSA B-365.  A fireplace report is typically 8 pages in length while a wood stove report is typically 9 pages in length.  The expiry date on WETT Certified Reports all depends on your Insurance Companies internal policy.  WETT Inspections are not government regulated.</p>
<h2><strong><span><a href="https://web.archive.org/web/20220520050814/https://wett-inspection.com/barrie-certified-wett-inspection/">WETT Inspection in Barrie</a> – Report Issued at Inspection</span></strong></h2>
<p><strong>WETT Inspection Barrie</strong><span> </span>– with the price of electricity going through the roof, more and more people are turning to wood burning systems to heat their homes. While cheaper than either electricity or oil, it also poses a greater risk of fire. If you currently heat your home (completely or partially) with wood, it is in your best interest to have your system inspected by a Wood Energy Technical Transfer (WETT) specialist.</p>
<p>In fact, most insurance companies today require a WETT certification to honor your policy.<br /><strong>Q.</strong><span> </span>How do I get a WETT inspection or WETT certificate?</p>
<p><strong>A:</strong><span> </span>There is no such thing as a WETT inspection, nor can any appliance be “WETT” certified. What is issued is an inspection report by someone who is a <strong>WETT certified technician.</strong><span> </span> There are 3 levels of inspection.  Level 1 ( Site Basic ) is typically for insurance company requirements.</p>
<p>I frequently get requests for a “WETT Certificate,” a “WETT Certification,” a “WETT Approval” or they ask if it’s a “WETT Certified installation.” I<span> </span><img decoding="async" loading="lazy" class="alignright" src="https://web.archive.org/web/20220520050814im_/https://www.napoleon.cc/wp-content/uploads/2016/10/wett.jpg" alt="WETT Inspection Barrie" width="150" height="142" />also get requests if my company is “WETT Certified.” All of which are incorrect. As a WETT Certified Technician I will inspect your wood burning appliance and issue with an Inspection Report based on the type of WETT Inspection you require.</p>
<p>There are no legal requirements in Canada for a person to be WETT certified in order to perform inspections. However, many insurance companies are insisting that the inspection and/or installation and/or maintenance of wood-burning appliances and equipment be performed by someone who is WETT certified. The installation and maintenance of wood burning appliances is not regulated in Canada. WETT certification implies that the inspector has met the educational and experience requirements required by Wood Energy Technology Transfer Inc.  a non-profit training organization.</p>
<h2><strong><span><a href="https://web.archive.org/web/20220520050814/http://www.wett-inspection.com/barrie-wett-inspections/">WETT Inspector Certification</a></span></strong></h2>
<p><strong><span>Wood Energy Technology Transfer</span></strong><span> </span>(WETT) requires an individual to take 3 courses and obtain a passing grade of at least 70% in each.</p>
<h3><strong><span>CODE COMPLIANCE: consists of:</span></strong></h3>
<p><strong>Regulatory Structure and Function<span> </span></strong>–  Use of documents such as Ontario Building Code, Fire Code, Municipal Bylaws, and Product Safety Standards.  Identify which agencies Test and Certify wood burning equipment.</p>
<p><strong>Inspect Installation of Free Standing Wood Stove</strong><span> </span>– Review Certification Standard,  Compare Manufactures Certified Installation instructions and meets Clearance Requirements of CSA B365-10 and Table 3 or NBC 2005</p>
<p><strong>Inspection Issues</strong><span> </span>– Check Clearances, floor protection and venting arrangement.<a href="https://web.archive.org/web/20220520050814/http://wett-inspection.com/"><img decoding="async" loading="lazy" class="alignright" src="https://web.archive.org/web/20220520050814im_/https://www.napoleon.cc/wp-content/uploads/2017/03/fireplace-with-damper.jpg" alt="Masonry Fireplaces are typically difficult to inspect" width="240" height="180" /></a></p>
<p><strong>Masonry Fireplaces </strong>–  Typically built by masons who utilize traditional designs.  Requirements for masonry fireplaces are found in NBC 9.22</p>
<p><strong>Difficulty of Inspection</strong><span> </span>– as can be seen in picture to the right,  fireplace construction is difficult to inspect and often defects in construction are not visible.  Most masonry fireplaces are inspected during construction by building department inspectors who are responsible to ensure proper construction methods are used.</p>
<h3><strong><span>WOOD BURNING SYSTEMS</span></strong></h3>
<p>This WETT Certification course starts out with case studies involving potential situations you could encounter as a Certified WETT Inspection provider regarding type and placement of wood heating appliance.  Clearances and clearance reduction in accordance with B365-01 are discussed. Sample space heater inspection forms are filled out using sample information. Chimney height requirements for different locations are discussed to ensure adequate draft for unit.  Flue installation and thimble installation are also covered.  There are many more items regarding different type of installs and also included is requirements for flue collars and flue pipes.</p>
<h3><span><strong>WETT Levels – SITE BASIC INSPECTION</strong></span></h3>
<p><strong>Site Basic Inspection</strong><span> </span>– Level 1 is described a ( Readily Accessible )  “Readily Accessible” means quickly or easily reached for inspection.  A Level 1 inspection does not require the use of special tools for opening or removal of any panel, door or other covering; not does it require the use of ladders.  It does not require the disassembly of system components.  A tape measure, light, mirror, camera, magnifying glass and binoculars comprise the usual tools required to perform this inspection.</p>

<h3><span><strong>WETT Inspection Barrie – Creosote</strong></span></h3>
<p><strong>Creosote</strong><span> </span>is the by-product of incomplete combustion of any fossil fuel such as wood, oil, or coal. When the build up is more than 1/8th of an inch thick it should be removed to avoid possibility of a fire within the chimney. There</p>

The form of creosote in any system is dependent upon appliance efficiency, ambient temperature of chimney liner, improper operating techniques, and condensation…or a combination of all four.</p>
<p>When creosote reaches the brittle or third degree form the possibility of it igniting becomes very high; upon ignition it can cause very severe damage to the chimney and any surrounding structure since it could burn in excess of 3000 degrees. How hot is 3000 degrees? It’s hot enough to make the flue pipe look like a stove element!</p>
<p>Some chimney fires have been described as sounding like a jet plane or train going through the house. The purpose of a chimney is to effectively exhaust smoke and its by-products out of the living quarters not contain a fire and the extreme temperatures it produces!  Creosote is not your friend!</p>
<h3><span>Common Questions for WETT Inspection</span></h3>
<p><strong><span>Q: How long is a WETT inspection report valid for?</span></strong></p>
<p>A: The nature of any inspection report is that it records what was seen at the time of the inspection. After completing an inspection report and leaving the premises, the inspector has no control over, nor knowledge of, any changes that may take place on a wood-burning appliance installation.  Consequently, an inspection report can only warrant what was seen and recorded at the time of the inspection.</p>
<p><strong><span>Q: How much does a WETT inspection cost?</span></strong></p>
<p>A: The cost of the WETT inspection has a few factors, namely how many appliances are being inspected and whether the inspection is part of a home inspection or as a standalone inspection. Regular fee for WETT Inspection is $250.00 or if part of home inspection only $100.00</p>
<p><strong><span>Q: How long does a WETT inspection take?</span></strong></p>
<p>A: Most WETT inspections take about an hour with written report given to you at the end of the inspection.</p>

				<div class="et_pb_toggle_content clearfix"><p><span>To become a Professional Home Inspector you should have training and experience in defect recognition training and extensive knowledge of electrical, plumbing, heating, cooling and ventilation systems, foundations and roofing of building structures. Although construction related fields require an understanding of how homes are built, they almost never deal with the extended use and age related deterioration of components that the home inspector encounters on a daily basis. </span></p>
<p>Prior to becoming a Home Inspector I was in charge of Project Reviews for the Borden Fire Department for 7 years.  During this time I would inspect design drawings to ensure compliance with the Ontario Building Code.  I also made regular site visits to ensure proper installation and appliacations of products used in the construction of buildings.  During this time I also inspected residential homes which were under going complete renovation and updating.  Working with Design Consultants and Project Supervisors also gave me an overview of the complete construction process, from design through to completion.</p>
<p>While spending some time working as a Contractor I became a member of HUDAC and built a number of homes, for resale.  This again added to my experience in the complete building process starting at the ground level and ending with the completion and sale of the home.</p></div>

<p>Infrared testing is based on the principle that heat flow in a material is altered by the presence of some type of anomalies. These changes in heat flow cause localized temperature differences in the material surface. The imaging or study of such thermal patterns is known as <u><strong><em>Thermography.</em></strong></u></p>
<h3> <span>Thermal Imaging Inspections – How it Works</span></h3>

<p><strong>Heat can be described as the energy associated with the random and chaotic motions of the atomic particles from which matter is composed. </strong></p>
<p>Heat transfer can occur by conduction, radiation, convection, or a combination of these. When a surface is heated, there is an increase in energy of the atomic particles leading to a corresponding increase in temperature and emitted energy. The chaotic thermal agitation of atomic particles produce a form of radiant electromagnetic energy known as<strong> </strong><u><em>infrared </em></u>radiation (that is , radiation of frequencies beyond red). All materials (hot or cold) contain heat and radiate infrared energy.</p>

<div> The thermal imaging camera has a lens which focuses on the infrared light being emitted by object camera is pointed at. The camera typically has a phased array which will detect the infrared elements and depict them as a thermogram. The thermogram is interpreted by the circuits in the camera and transmitted to the display. Most cameras can display in black and white (grayscale) or in colour (rainbow) depending on settings the operator chooses.</div>

<p>Infrared cameras scan at a rate of 29 to 31 times a second and can read temperature from minus 20 degrees C to over 2000 degrees C. These cameras can detect a change in temperature as small as 0.2 C. Home inspectors typically will be using the un-cooled type of thermal imaging camera.</p>

<p><span style="color: #000000;">Many defects are just from lack of maintenance and are common on most homes.  There are some defects that just make you shake your head in amazement that some one has not been injured.  Everyone knows electricity is dangerous but it is the most common deficiency that I find in basements.   Home owners want to save money so they either do the work themselves or hire someone who is incompetent.  The end result can be improperly installed electrical circuits and possibly dangerous wiring installations.</span></p>

<p><strong>Roof Inspection</strong> can identify issues that can cause water damage to your home.   <span>Your roof is the first line of defense protecting your home against weather elements which can put your home at risk. If you can already spot visible damage from ground level, you can guarantee the property will require some expensive repairs in the very near future!   </span>Many times a section of roof is not visible from the ground and the potential home buyer may not be aware of failing shingles that may require replacement in near future.  Roofs are expensive to repair and replace and knowing the condition of your new homes roof is why you require a professional home inspection.  We inspect asphalt composition shingles, metal roofs, wood roofs and flat roofs &#8211; built up tar &amp; gravel, composite or membrane.</p>
<h2><span style="color: #000bef;"><strong>Roof Inspections &#8211; Tips</strong></span></h2>
<p>Home owners can do their own visual inspection to determine if they have suffered shingle damage after heavy storm or wind.  Knowing what to look for may help prevent premature roof failure or water penetration. Damaging roof leaks can occur from wind damage if not repaired.</p>
<h4 style="text-align: left;"><span style="color: #110eea;"><strong>Exterior Roof Inspections</strong></span></h4>

<p>Asphalt shingles had a life expectancy of between 15 and 25 years. Asphalt shingles are no longer in use and have been replaced with Fiberglass Type shingles which last approximately 15 years.</p>
<p>The <a href="https://www.napoleon.cc">Barrie Home Inspector</a> will inspect your entire roof and includes pictures of shingles, flashings and deficiencies in a computerized report.</p>
<p><span>One of the common entry points for water is through the roofs flashing.  Flashing is typically sheet metal designed to prevent water from penetrating behind the roofs protective covering.  Flashing is usually nailed and caulked to exterior walls and sometime protected by a cover flashing.  When getting quotes for a replacement roof always remember to ask if the price includes new flashing.  Older flashing is unsightly when rusted and riddled with nail holes from multiple roof installations.</span></p>
<p>All modern shingles manufactured in North America have mats made of interwoven fiberglass strands, so you may also hear them called “fiberglass” shingles.  A modern shingle consists of a fiberglass mat embedded in asphalt, and covered with granules on the surface that faces the weather. The mat, asphalt and granules act together to form a durable, flexible and waterproof assembly.  <a href="https://www.napoleon.cc/barrie-home-inspection/">Barrie Home Inspections</a> will examine your shingles and advise on remaining life span and approximate cost of replacement if required.</p>
<p>As part of the roof inspection we look for the following:</p>
<p><strong>Cracked caulking on flashing</strong> –  This can allow water to enter behind flashing and damage wall components and sheathing.  If left unchecked water can enter home doing damage to insulation damaged flashing and drywall and even creating a possible mould problem.</p>
<p><strong>Shingles Curling or Blistering</strong> –  This is a warning sign that your roof shingles are going to require replacement.  Typically the protective granular coating wears off the shingle which allows the sun and UV rays to start deteriorating your shingles.</p>
<p><strong>Missing or Broken Shingles</strong> –  Wind, hail or walking on roof can potentially damage or tear a shingle.  If not repaired this is an entry point for water which can lead to expensive water damage.</p>
<p><strong>Flashings</strong> for plumbing, heat and exhaust ducts – Cracks in rubber boots or cracked caulking at vents etc can also allow water entry.</p>

<p>Replacing any broken shingles is a fairly easy and inexpensive repair.   Caulking is also very inexpensive but is a very important part of preventive maintenance.  Caulking is an ongoing process in the preventive maintenance of a home.  Checking and sealing any cracks or loose flashing is also easily accomplished.</p>
<p><strong style="color: #100ddd;">Cost of Professional Roofing Repairs</strong></p>
<p>Contact listed professional roofing companies and obtain at least three bids for repair work. You can use a handyman for minor fixes and possibly shave costs, but the person should be bonded, have proof of liability, and have workman’s compensation insurance.  Make sure everything discussed on re-shingling roof is included in written contract.  Important items are make and quality of shingles,  type and amount of “ice and water shield” and what new flashings are to be installed.   This could be the time you also may want to install new roof vents and plumbing flashings etc.</p>

<p><strong>Algae:</strong><br />Microorganisms that may grow to colonies in damp environments, including certain rooftops. They can discolor shingles. Often described as &#8220;fungus.&#8221;</p>
<p><strong>Alligatoring:</strong><br />A condition of paint or aged asphalt brought about by the loss of volatile oils and the oxidation caused by solar radiation. Causes a coarse checking pattern characterized by a slipping of the new paint coating over the old coating to the extent that the old coating can be seen through the fissures. &#8220;Alligatoring&#8221; produces a pattern of cracks resembling an alligator hide and is ultimately the result of the limited tolerance of paint or asphalt to thermal expansion or contraction.</p>
<p><strong>Asbestos:</strong><br />A common form of magnesium silicate which was used in various construction products due to its stability and resistance to fire. Asbestos exposure (caused by inhaling loose asbestos fibers) is associated with various forms of lung disease. The name given to certain inorganic minerals when they occur in fibrous form. Though fire-resistant, its extremely fine fibers are easily inhaled, and exposure to them over a period of years has been linked to cancers of the lung or lung-cavity lining and to asbestosis a severe lung impairment. A naturally occurring mineral fiber sometimes found in older homes. It is hazardous to your health when a possibility exists of exposure to inhalable fibers. Homeowners should be alert for friable (readily crumbled, brittle) asbestos and always seek professional advice in dealing with it.</p>
<p><strong>Bleeding:</strong><br />The migration of a liquid to the surface of a component or into/onto an adjacent material.</p>
<p><strong>Blister:</strong><br />An enclosed raised spot evident on the surface of a building. They are mainly caused by the expansion of trapped air, water vapor, moisture or other gases.</p>
<p><strong>Blue Stain:</strong><br />A bluish or grayish discoloration of the sapwood caused the growth of certain mold like fungi on the surface and in the interior of a piece, made possible by the same conditions that favor the growth of other fungi.</p>
<p><strong>Bubbling<br />:</strong><span> </span>In glazing, open or closed pockets in a sealant caused by release, production or expansion of gasses.</p>
<p><strong>Buckling:<br /></strong>The bending of a building material as a result of wear and tear or contact with a substance such as water.</p>
<p><strong>Carbon Monoxide:</strong><br />CO. A colorless, odorless, highly poisonous gas formed by the incomplete combustion of carbon.</p>
<p><strong>Cohesive Failure:</strong><br />Internal splitting of a compound resulting from over-stressing of the compound.</p>
<p><strong>Condensation:</strong><br />Water condensing on walls, ceiling and pipes. Normal in areas of high humidity, usually controlled by ventilation or a dehumidifier.</p>
<p><strong>Corrosion:</strong><br />The deterioration of metal by chemical or electrochemical reaction resulting from exposure to weathering, moisture, chemicals or other agents or media.</p>
<p><strong>Crater:</strong><br />Pit in the surface of concrete resulting from cracking of the mortar due to expansive forces associated with a particle of unsound aggregate or a contaminating material, such as wood or glass.</p>
<p><strong>Crazing:</strong><br />A series of hairline cracks in the surface of weathered materials, having a web-like appearance. Also, hairline cracks in pre-finished metals caused by bending or forming (see Brake Metal).</p>
<p><strong>Cupping:</strong><br />A type of warping that causes boards to curl up at their edges.</p>
<p><strong>Damp proofing:</strong><br />A process used on concrete, masonry or stone surfaces to repel water, the main purpose of which is to prevent the coated surface from absorbing rain water while still permitting moisture vapor to escape from the structure. (Moisture vapor readily penetrates coatings of this type.) &#8220;Damp proofing&#8221; generally applies to surfaces above grade; &#8220;waterproofing&#8221; generally applies to surfaces below grade.</p>
<p><strong>Decay:</strong><br />Disintegration of wood or other substance through the action of fungi.</p>
<p><strong>Distortion:</strong><br />Alteration of viewed images caused by variations in glass flatness or in homogeneous portions within the glass. An inherent characteristic of heat-treated glass.</p>
<p><strong>Drippage:</strong><br />Bitumen material that drips through roof deck joints, or over the edge of a roof deck.</p>
<p><strong>Dry Rot:<br /></strong>See Fungal Wood Rot.</p>
<p><strong>Feathering Strips:</strong><br />Tapered wood filler strips placed along the butt edges of old wood shingles to create a level surface when re-roofing over existing wood shingle roofs. Also called &#8220;horse feathers.&#8221;</p>
<p><strong>Fungal Wood Rot:</strong><br />A common wood destroying organism which develops when wood containing material is exposed to moisture and poor air circulation for a long (6 months +) period of time. Often and incorrectly referred to as dry rot.</p>
<p><strong>Fungi (Wood):</strong><br />Microscopic plants that live in damp wood and cause mold, stain, and decay.</p>
<p><strong>Incompatibility:</strong><br />Descriptive of two or more materials which are not suitable to be used together.</p>
<p><strong>Lead Based Paint:</strong><br />Lead is a highly toxic metal that was used for many years in products found in and around our homes. Lead may cause a range of health effects, from behavioral problems and learning disabilities, to seizures and death. Children 6 years old and under are most at risk, because their bodies are growing quickly.</p>
<p><strong>Migration:</strong><br />Spreading or creeping of a constituent of a compound onto/into adjacent surfaces. See bleeding.</p>
<p><strong>Mud Cracks:</strong><br />Cracks developing from the normal shrinkage of an emulsion coating when applied too heavily.</p>
<p><strong>Mushroom:</strong><br />An unacceptable occurrence when the top of a caisson concrete pier spreads out and hardens to become wider than the foundation wall thickness.</p>

<p>Complaints about early PEX water systems started when the fittings used to connect the pipes failed causing leaks.  Manufactures improved their fittings which solved that problem and the popularity of PEX surged. Today, PEX is used in more than 60 percent of new construction residential water supply systems.</p>
<p><span>PEX plumbing system has been used for years and its failures has been well documented. Pex failures are linked to piping and fitting. Pex Piping fails when the pipes are exposed to chlorine that is common in municipal water supplies, exposure to direct sunlight before its installation.  PEX pipe is also vulnerable when it contacts petroleum products or oxygen. Pex piping can leach toxic chemicals from pipe material. <p>In 1968, German scientist Thomas Engle discovered a way to crosslink common plastic (polyethylene) through radiation to produce a much suppler form of the material. The new plastic, fashioned into flexible PEX pipe (also known as PEX tubing), arrived in the US in the 1980s, initially for<span> </span>radiant floor heating systems: The flexible tubing is embedded in a concrete slab and hot water pumped through to heat the slab and radiate heat to rest of the room. PEX pipe remains popular for radiant floor heating.</p>

<h3>Dezincification</h3>
<p>PEX pipes are made of plastic tubing that is connected by brass fittings. It has been alleged that these fittings contain a higher-than-normal level of zinc, which, when they come in contact with water, can fail earlier than expected<a href="https://web.archive.org/web/20210127122122/https://napoleon.cc/tips/pex-plumbing-problems-barrie-home-inspector/"><img decoding="async" loading="lazy" src="https://web.archive.org/web/20210127122122im_/https://www.napoleon.cc/wp-content/uploads/2020/07/Brass-Dezincification.jpg" width="250" height="200" alt="Brass Dezincification" class="wp-image-10961 aligncenter size-full" srcset="https://web.archive.org/web/20210127122122im_/https://www.napoleon.cc/wp-content/uploads/2020/07/Brass-Dezincification.jpg 250w, https://web.archive.org/web/20210127122122im_/https://www.napoleon.cc/wp-content/uploads/2020/07/Brass-Dezincification-113x90.jpg 113w" sizes="(max-width: 250px) 100vw, 250px" style="float: right;" /></a> due to a process known as “dezincification.” This can cause a range of problems, including leaks and flooding.</p>
<h3>“Fatigue” Failures</h3>
<p>It is believed that some PEX tubing may be failing due to the amount of stress placed on the brass fittings connecting the tubes. When repetitive stress is put on the fittings, a hole or notch can develop and can eventually progress to a crack or fracture.</p>
<h3>Benefits of Using Pex</h3>
<ul>
<li>Installing PEX does not require soldering.  Can be installed just using Crimp Tool</li>
<li>PEX expands, making it more resistant to freeze-cracking</li>
<li>PEX does not corrode</li>
<li>Water flows silently through PEX, eliminating the<span> </span>“water hammer” noise<span> </span>associated with metal piping.</li>
<li>Color-coding (red and blue) make it simple to distinguish hot and cold supply lines.</li>
<li>PEX can be connected to existing plumbing with the correct fittings.</li>
</ul>
<h3>Disadvantages of Using Pex</h3>
<ul>
<li>PEX is not suitable for outdoor use. Ultraviolet rays cause PEX to break down rapidly.</li>
<li>PEX cannot currently be recycled.</li>
<li>Though installation is DIY-friendly, fittings have to be correctly installed.</li>
</ul>
<p>3 Types of Pex Plumbing</p>
<h4><strong>Type A Pex is manufactured using peroxide.</strong></h4>
<p>This type of PEX is the most flexible of the three types and is suitable for use in all home water-supply plumbing needs. It expands to the greatest degree when subjected to freezing water, so it’s the most resistant to cracking in frigid temperatures. It’s easy to work with but it’s more expensive than B or C.</p>
<h4>Type B Pex is manufactured using moisture-cure method.</h4>
<p>PEX-B is slightly stiffer than PEX-A, and has a distinct coil “memory” that makes the tubing want to return to its original coiled state. The coil memory, however, is not a hurdle to installation, and PEX-B is often the tubing of choice for residential plumbing because it also expands to resist cracking when water freezes but is less expensive than PEX-A: A 10-foot section of PEX-B runs $2.50 to $5.50, depending on brand and diameter. PEX-B also features an increased resistance to chlorine, making it a good choice in areas where water is highly chlorinated.</p>
<p><strong>PEX-C is manufactured via an irradiation method.</strong><span> </span></p>
<p><span>Pex C is the stiffest version, PEX-C is the most difficult to work with; this stiffness also makes it liable to kink, as well as possible cracking if water freezes. These undesirable traits make PEX-C best suited for uses where bending is not required.  PEX-C is the cheapest type.</span></p>
<h5><span>Pex Connection Methods</span></h5>
<p>Crimp rings are a band of metal, usually copper, that you slip over the fitting and compress with a crimp ring tool. The main problem is that you’ll need separate crimping tools for each size of pipe you are working with.</p>
<p>Cinch clamps work more like the traditional band clamps. You place the cinch tool over the protruding tab and squeeze to tighten the cinch clamp. The same tool works for all sizes of cinch clamps.</p></div>

<p><strong>Home Inspection Basics</strong> &#8211; The question most clients ask is, &#8220;<span style="font-size: 16px;"><em><strong>What Does a Home Inspection Include </strong></em></span>? &#8221;   This is especially true of &#8221; <span style="font-size: 16px;"><strong><em>First Time Home Buyers </em></strong></span>&#8220;.  Here are the Home Inspection Basics which are derived from inspecting over 8,000 homes.</p>
<p>My answer is typically, &#8221; <a href="https://www.napoleon.cc/understanding-home-inspection/">A home inspection is a visual inspection of your home</a> &#8220;.  Starting at the exterior of your home, it includes Landscaping, Sidewalks, Decks and Balconies, Retaining Walls and Patios.  The exterior inspection also includes, Exterior Cladding, <a href="https://www.napoleon.cc/home-inspection-process/" target="_blank" rel="noopener noreferrer"><img loading="lazy" decoding="async" class="alignright wp-image-7721" style="border: 2px solid #000000;" title="Home Inspection basics - Answers to All Your Questions" src="https://www.napoleon.cc/wp-content/uploads/2019/09/home-inspection.png" alt="home-inspection-basics" width="150" height="150" srcset="https://www.napoleon.cc/wp-content/uploads/2019/09/home-inspection.png 175w, https://www.napoleon.cc/wp-content/uploads/2019/09/home-inspection-90x90.png 90w, https://www.napoleon.cc/wp-content/uploads/2019/09/home-inspection-20x20.png 20w" sizes="(max-width: 150px) 100vw, 150px" /></a>Windows, Doors, Shutters, Porches, Roof, Shingles, Flashings and Soffit and Fascia.</p>
<h2><span style="color: #0000ff;">Home Inspection Basics &#8211; Landscaping</span></h2>
<p><span style="font-family: 'arial black', sans-serif;"><strong><span style="color: #008000;">Home Inspection Basics &#8211; </span></strong></span>the Landscaping of your lot is very important to your foundation and also in maintaining a dry basement.  Ideally the ground should slope away from your house at a minimum of 2 inches of fall every 6 feet.  This will ensure water runs away from your home rather than collecting along your foundation.   I always tell my clients that they should go outside their home during a heavy rain storm and look at what the water is doing around their home.  They will be able to see where the water is going or collecting and can then formulate a viable water drainage plan which will help protect their home.  Concrete foundations are a very impressive support system, but if water is allowed to collect against your foundation it will seep through the concrete.  <span style="color: #0000ff;"><strong>CONCRETE IS NOT WATERPROOF</strong></span>.</p>
<h3><strong><span style="color: #0000ff;">Home Inspection Basics &#8211; Your Roof</span></strong></h3>
<p>Your average roof will have fiberglass shingles installed.  Some home owners are electing to install metal roofing due to its longer life expectancy.  Fiberglass shingles typically have a life expectancy of around 15 to 16 years, with the southern exposure side starting to deteriorate first.  Some home owners will install new shingles over old when selling their house to save money.  While the <strong>Ontario Building Code</strong> allows this practice it is basically passing on the added expense of removal and waste tipping fees to the new home owner.  Another roofing money saver is only installing new shingles on part of the roof, or even worse combining two layers of shingles and not installing new shingles on part of the roof.  Cheaper roofing contractors all have some things in common, which are: re-using old and bent flashing, re-using old style roof vents and re-using old and often rusting valley flashings.</p>
<h3><span style="color: #0000ff;"><strong>Home Inspection Basics &#8211; The Interior</strong></span></h3>
<p>In the interior of the home I always start in the Basement which will have your homes HVAC components, hot water heating and usually the main electrical panel ( all the major systems of the home ).  A visual inspection of these items which includes identifying the Manufacturer and Date of Manufacture.  In Century Homes this is where <a href="https://www.napoleon.cc/asbestos-testing/" target="_blank" rel="noopener noreferrer" title="Testing for Asbestos in your home">asbestos</a> can be first identified usually being attached to heating system ducts.   Knob and Tube wiring may also be found in older homes, while typically cut off and not in use it is sometime found to be live in some isolated areas of the house, such as in the attic.</p>
<p>Structural Issues are also a common item of concern in basements.  Home owners or uneducated trades persons may inadvertently damage the structural integrity of a component when adding electrical, plumbing of heating fixtures.  Many times I have come across <a href="https://www.napoleon.cc/structural-inspection/" target="_blank" rel="noopener noreferrer"><img loading="lazy" decoding="async" class="alignright wp-image-7724 size-thumbnail" style="border: 2px solid #000000;" title="Improperl;y Drilled Holes in Floor Joists - Home Inspection Basics " src="https://www.napoleon.cc/wp-content/uploads/2019/09/i121-120x90.jpg" alt="Drilled Hole closer than 2 inch requirement" width="120" height="90" srcset="https://www.napoleon.cc/wp-content/uploads/2019/09/i121-120x90.jpg 120w, https://www.napoleon.cc/wp-content/uploads/2019/09/i121-20x15.jpg 20w, https://www.napoleon.cc/wp-content/uploads/2019/09/i121.jpg 300w" sizes="(max-width: 120px) 100vw, 120px" /></a>floor joists that have been improperly notched by some installing plumbing drains or supply lines. In basements where the home owner has added electrical cables it is fairly common for them to drill holes in floor joists and totally ignore the requirement to have a minimum of two inches clearance from the edge of floor joist to drilled hole.</p>
<p>Electrical Panels are required to be a minimum of 100 amps to meet insurance company requirements.  Also Electrical Panels are not permitted to be installed in bathrooms.  I once inspected a new house where the bathroom plumbing was installed in front of main electrical panel.  Not sure who should have picked up this deficiency, either the ESA inspector or the municipal building inspector.  All electrical panels are also required to have 36 inches of clear working space in front of panels.</p>
<p>Aluminum Wiring in home is a very controversial subject with everyone having a different opinion.  Many homes, in fact entire subdivisions, were built in the late 70&#8217;s and early 80&#8217;s using aluminum wiring.  Years later aluminum wiring was found to have an oxidizing issue which could lead to arcing and possibly even causing a fire.  Many insurance companies will not insure a home with aluminum wiring no matter what you do to improve connections etc.  It would be allowable to build a new home with aluminum wiring as it is not illegal to use.  Many Realtor&#8217;s recommend having pigtails installed or using approved aluminum/copper fixtures.  <a href="https://napoleon.cc/tips/aluminum-wiring-home/">Read our article on the Risks and Dangers of Aluminum Wiring.  </a></p>
<p>Galvanized plumbing is another item that some insurance companies will not insure a home if present.   Any galvanized plumbing existing in a home is well over its predicted life expectancy.   Galvanized plumbing deteriorates from the inside so it can not be readily identified when it is going to fail.  Any water damage sustained from a galvanized plumbing leak may not be covered as it would be considered negligence on the part of the home owner to have not replaced it.</p>
<p>Our <strong>Home Inspection Basic list</strong> of items is prepared to allow you to comprehend what is entailed in a Professional Home inspection and also provide you with a preview of what your home may have as deficiencies.</p>
<p>A building permit is required for most modifications or additions to your home. ( Adding rooms, doors, windows, plumbing fixtures, structural, or foundations )  During the home inspection, which includes your exterior deck and basement systems and components, it is usually pretty obvious if the Required Building Permit was taken out and this will be identified in your Home Inspection Report.  Also,  Virtually all electrical work requires a permit from the <strong>Electrical Safety Authority</strong>.  Your electrical panel will have a sticker from <strong>Licensed ESA Contractor</strong> which is dated and states what type of work was done.  Improperly installed electrical cables is one of the most common items found in basements.  Note:  If you buy a home that has had work done without a Permit, you then take responsibly for it.</p>
<p><strong>Stairs and Handrails</strong> are another common item which are inspected during the Home Inspection.   Many times basement handrails have been removed while moving furniture etc. and never replaced.  Open stairs in basements are permitted to have an open side while basement is unfinished.  Once any part of basement is finished the stairs now require protection on open side.  Guards would be required to be installed with no opening large enough to allow a 4 inch sphere to pass through.  This is the same requirement for exterior decks which are higher than 23 5/8 inches ( 600 mm ) above grade.  Two other common defects found with stairs is that they are required to be &#8220;Equal in Height&#8221; and have a maximum height of 7 7/8 inches.</p>
<p>Window with <strong>Leaking Thermal Seals</strong> are fairly  common on houses over 5 to 10 years old.  Windows facing South are more susceptible to Leaking Thermal Seals due to increase exposure to sun.  Many people selling their home will sometimes hire someone to come and drill holes in thermal unit allowing moisture to dissipate, and then installing a small one way valve and vent.  My personal opinion on this method is that it is a complete waste of money as you no longer have a Thermally Sealed Window.   Your money is far better spent on replacing glass unit which will only cost you approximately 20% more and you end up with a brand new Thermal Unit.</p>
<p>Laminate Flooring is the go to product for people sprucing up their home to sell and for landlords doing a quick fix up prior to listing home.  The first thing I look at with laminate flooring is did the installer under cut door jambs to give that flooring that professionally installed look.  The second item is the transition trim at entrance doors and lastly how was the closets finished.  Although very uncommon I did inspect one home where the home owner installed laminate flooring over carpet.</p>
<p>Attic inspections can reveal a lot of issues.  The most common issue is the presence of mice in the insulation.  While most clients are disturbed when they hear that there are mice in the attic, typically 95% of home with fiberglass insulation have some or a lot of mice <a href="https://napoleon.cc/tips/mice-attic-barrie-home-inspector/" target="_blank" rel="noopener noreferrer"><img loading="lazy" decoding="async" class="alignright wp-image-7727" style="border: 2px solid #000000;" title="Mice Holes in Fiberglass Insulation - Home Inspection Basics" src="https://www.napoleon.cc/wp-content/uploads/2019/09/i142-120x68.jpg" alt="Mouse Holes in Fiberglass Insulation" width="175" height="99" srcset="https://www.napoleon.cc/wp-content/uploads/2019/09/i142-120x68.jpg 120w, https://www.napoleon.cc/wp-content/uploads/2019/09/i142-20x11.jpg 20w, https://www.napoleon.cc/wp-content/uploads/2019/09/i142.jpg 300w" sizes="(max-width: 175px) 100vw, 175px" /></a>in the attic.  Some homes have so many trails throughout the insulation that is seems like it was installed that way.  Mice have the ability to walk up brick walls and compact their heads, allowing them to enter at most soffit areas.  Many home owners will put plates of mouse bait to reduce their presence.  The insulation I personally prefer is blown cellulose.  This recycled product is treated with Fire Retardant which mice do not like.   When ever I inspecting an attic with cellulose insulation I am amazed that it looks like a desert with no tracks or trails visible.   Although cellulose will settle over time I would prefer some settling over having mice living in my home.   For the <strong>Do It Your Self</strong> home owners, Lowe&#8217;s will let you use their insulation blowing machine for free if you purchase 20 bags of cellulose insulation from them.  The last time I purchased cellulose insulation it was $10.00 per bag.</p>
<p>Many attic may have a mould issue which can be related to poor ventilation or even a bathroom exhaust fan which is discharging into the attic.  I have even seen kitchen exhaust fans discharging into the attic area.  Any moisture entering attic area is a potential for mould growth.  Even a small item as a missing seal on attic hatch can allow air and moisture to enter attic potentially creating mould growth.  In older homes adding extra insulation without installing soffit baffles can cause ventilation issues which can lead to &#8220;ice damming&#8221; in the winter and moisture damage to rooms below.</p>
<p>Some older homes and even newer homes will sometimes have Vermiculite Insulation installed.   Some Vermiculite Insulation, especially from the <strong>Libby Montana Mine</strong>, has traces of asbestos.  <strong>Health Canada</strong> and most Realtor&#8217;s state that as long as you don&#8217;t disturb <a href="https://napoleon.cc/tips/vermiculite-and-asbestos-in-your-home/" target="_blank" rel="noopener noreferrer"><img loading="lazy" decoding="async" class="alignright wp-image-6605" style="border: 2px solid #000000;" title="Vermiculite Insulation in Your Attic - Home Inspection Basics" src="https://www.napoleon.cc/wp-content/uploads/2019/04/vermiculite-insulation-120x90.jpg" alt="vermiculite insulation in attic" width="175" height="131" /></a>the asbestos there is little risk to your health.  The issue of asbestos has to be decided by the client as to what their individual comfort level is.   When buying a home with asbestos there will be issues whenever selling the property.   The seller is legally obligated to inform potential buyers that there is asbestos present.  Want to know more about Asbestos and Your House?   <a href="https://napoleon.cc/tips/vermiculite-and-asbestos-in-your-home/">Read our article on Vermiculite and Asbestos</a></p>
<p><a href="https://napoleon.cc/tips/century-home-inspections/">Century Homes can sometimes still have  Knob &amp; Tube Wiring</a>.  The most common place to find live knob and tube wiring is by far the attic.  So many times I have seen all basement circuits cut off and deactivated only to go into the attic and find live knob and tube wiring.  Some times this is the fault of the contractor who was just too lazy to finish the job correctly or maybe even the home owners decision.   Many  insurance companies will not insure a home with any knob and tube wiring installed.</p>
<p><strong><span style="color: #3366ff;">Home Inspection Basics</span></strong> is a snap shot view of what is typically found in various homes in the Simcoe County inspection area.   Although many items may be found in homes anywhere, some items are only related to particlar homes, such as:  Century Homes,  Home Built in the late 70&#8217;s and Early 80&#8217;s or Homes that have been modified by Home Owners with obtaining a Building Permit.  A professional Home Inspector will identify the deficiencies found and will also detail the ramification of the deficiencies.  The Barrie Home Inspector does not provide estimates on repairs on any deficiencies found.  Contractor&#8217;s prices are so varied and workmanship is not consistent which prevents an accurate cost of repairs.</p>
