Home Inspection Process

Our home inspection typically starts with climbing your roof, inspecting grading and landscaping surrounding your home. After checking all exterior doors, windows, foundations, drains, lights, soffits, a/c units and electrical fixtures we then inspect your garage. Starting in your basement or crawl space we then inspect your home major systems; heating, plumbing, building envelope, electrical, structural and venting. Our experience can enable us to determine when renovations were not done using a building permit. Our Free Thermal Imaging scans also help us to detect missing insulation, cold air infiltration, moisture problems or electrical hot spots in panels and junction boxes.

What is a Home Inspection?

A home inspection is performed by a professional consultant that evaluates the present condition of the physical structure and determines the performance of visible and accessible systems of a house. The inspection is primarily Intended to identify components that are significantly deficient, unsafe or near the end of their life.  A written report will document any deficiencies found at time of the home inspection.  Most Real Estate buyers will obtain a Home Inspection prior to purchase.

What Does a Home Inspection Include?

The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.

Do I have to be there?

While it’s not required that you be present for the inspection, it is highly recommended. You will be able to observe the inspector and ask questions as you learn about the condition of the home and how to maintain it. This will allow you to learn and understand your homes systems, emergency shut off locations and discuss any maintenance requirements your home may have.

Home Inspection - Pass or Fail ?

There is no Pass or Fail when it comes to a home inspection.  A professional home inspection is an examination of the current condition of a house. It is not a real estate appraisal, which determines market value. It is not a municipal inspection, which verifies local code compliance. A home inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what components and systems may need major repair or replacement.  Every house is different and usually the buyer is aware of the general condition of house prior to making an offer.  A “Fixer Upper” would not be in the same condition as an “Executive Style” home.

How Long Does an Inspection Take?

A typical home inspection takes 2 hours plus or minus 30 minutes. Older, larger or more complex homes take longer as there may have been additions to the home and multiple renovations.  Century homes are typically more complex and require intense investigation into items such as Asbestos, Galvanized Plumbing, Knob and Tube wiring and Heating Systems.
