What Type of Inspection Do You Need?
The Barrie Home Inspector provides Custom Inspections based on your needs
Interested in Buying a home? Your offer has been accepted and your financing is in place. A home Inspection is necessary to identify any defects with the property. Once the inspection is complete, you will have the knowledge necessary to make an informed decision to purchase. The Barrie Home Inspector will make a detailed inspection of the property you are buying, making use of the newest technology to do so. Infrared Cameras use thermal imaging to measure and find hot and cold areas in a home. Any defects identified by the home inspector during the inspection can be repaired either by the seller, the buyer (yourself) upon taking possession of the home, or may result in re-negotiating the terms of your offer to purchase.
All Inspections come with a 100% Money Back Guarantee.
A pre-listing inspection allows the seller (homeowner) to identify any areas of concern prior to sale. This information can be used to assess a fair market value sale price. It also gives the seller the information necessary to address any issues that will increase the value or desirability of the property. Knowing your house from top to bottom, inside out, can facilitate a quicker sale and eliminate the need for re-negotiating for items which may be identified by a buyer’s home inspection.
In Ontario a seller may still be held liable for not disclosing any known “latent defects” for up to 3 years.
Pre-Delivery Inspection ( Tarion )
The pre-delivery inspection, or PDI, is a critical step in the process of buying a new home. It’s the first time the buyer will see their home in its finished state and and is the ideal time to identify any damaged, incomplete or missing items. The PDI is the official record of the condition of the home prior to the buyer moving in. A home inspection is highly recommend even with a brand home from the builder. The entire property will be inspected from inside to outside to list all deficiencies that must be addressed by the builder before the Tarion warranty expires. Beware of builders who tell you to make a note of defects and include them on your 30 Day Inspection. This can lead to issues if these items are not identified on PDI inspection as there would not be any proof that items were in that condition at time of Pre-Delivery Inspection.
Having a Professional Home Inspector inspect your cottage will help protect your investment. Your “Cottage” can vary from a small wood frame structure sitting on top of bedrock to a full sized custom home. Older cottages will have typically had a lot of renovations over the years, with most being done by the homeowner. Some cottages have newer style septic systems while older ones maybe limited to a holding tank. Island cottages are escpecially unique as many will take their drinking water from the lake. Our inspection includes Free Thermal Scan which will find heat loss, hidden moisture problems, over-heating of wiring and mould. With over 30 years of combined construction and inspection experience and over 8,000 residential home inspections we offer a 100% Money-Back guarantee if not completely satisfied.
