Asphalt Shingle Information

Asphalt shingles have been largely replaced by Fiberglass Shingles which are the most common shingle material now  used. The shingles consist of fiberglass base coated  and covered with granular material. In 1960 fiberglass mat bases were introduced with limited success, the lighter more flexible shingles proved to be more susceptible to wind damage particularly at freezing temperatures. Also in the 1960’s research into hail damage which was found to occur when hail reach a size larger than 1.5 inches..

Asphalt shingles were historically classified by weight. The most common type of shingles used today weigh two hundred and ten pounds per square. They have an average life expectancy of twelve to fifteen years. Heavier asphaltFailing Fiberglass Shingles shingles such as 225’s (two hundred and twenty-five pounds per square) 235’s and even 320’s are available. 225’s and 235’s have an average life expectancy of fifteen to twenty years, while 320’s have a life expectancy in excess of twenty-five years.  ( in my experience as a Home Inspector I found asphalt shingles typically lasted around 20 years but the newer fiberglass type of shingles will only last around 15 years )

Today, asphalt shingles are classified by the warranty offered by the manufacturer. They would now be known as 10 year, 15 year, 20 year, 25 year, 30 year or 35 year shingles. The reason for this change was the use of lighter fiber glass matting. Modern shingles are also available in various textures and edge patterns.  In my personal experience shingles never last as long as the manufacture claims.  Seniors have often told me that their roof is guaranteed for 35 or 40 years,  not that they would be around to make a claim.

Since the mid 1960’s, most asphalt shingles have been of the self sealing type. A strip of tar is put on the surface of the shingles by the manufacturer. This strip is covered by the shingle installed immediately above. When the sun warms the roof surface, the two shingles stick together. This helps prevent the shingles from being blown off in a wind storm. (Shingles installed in the late fall and winter often do not seal themselves until the next spring.) On older, non-sealing asphalt shingles, a wind storm is can be the end of the shingles usefulness. The shingles, brittle with age, simply tear off and blow away.

Conventional asphalt shingles can be used on a slope as low as four in twelve, using normal techniques. Some roofers use these shingles down to a pitch of two in twelve if the roof is first covered with non-perforated, saturated felt papers. The felt papers must be overlapped by fifty percent and the section at the eaves (from the bottom edge up to twenty-four inches beyond the interior of the exterior wall) must be cemented in place to provide extra protection. Unfortunately, it is impossible to determine, during a visual examination, whether this procedure was undertaken. Most roofers prefer to use rolled asphalt roofing in this type of situation.

There are also special low slope shingles which are designed for pitches down to two in twelve. With these shingles, only one third of the shingle is exposed to the weather (as opposed to half of the shingle on a conventional installation) and the shingles are individually cemented in place.

Regardless of the type of asphalt shingle used, there are two general rules if thumb you should be aware of.  1) Sunlight is number one cause of failure of asphalt roofs and consequently in most areas the south and west exposures wear out the fastest.  2) The steeper the pitch of the roof, the longer the shingles will last.

As asphalt shingles wear, they lose their granular covering. The granular material protects the shingles from ultra-violet light. As it is worn off, the shingles dry out and become brittle. They crack, buckle, and curl. Areas where the granular material has eroded the fastest, wear out first. These may be areas where there is heavy foot traffic, abrasion from tree branches, or erosion from downspouts discharging onto the roof surface.

Occasionally, shingles will wear out prematurely due to a manufacturer’s defect. Blisters, approximately the size of a dime, form underneath the granular surface and cause raised sections in the shingles. While these are not aesthetically pleasing, they do not affect performance until the granular material wears off in these areas.  IKO had manufactured an organic shingle which created a Class Action lawsuit due to early shingle failure.

Leaking-Roof-in-the-RainA leaking roof can be a homeowner’s worst nightmare. This is because of the high costs and massive inconveniences associated with having to repair the roof and any associated interior water damage.  Roof inspections are part of any home inspection and you will receive the approximate age of the roof shingles and general overall condition of shingles. Here are some tips on how to spot potential problems with your roof as well as information on what can cause roof damage and what kind of repairs maybe required.

Shingle Condition

Discolored, missing or curling shingles on the roof: Spotting these on your roof is normally straightforward with the use of binoculars and perhaps even without them if the problem is quite pronounced. Any potential water penetration of shinlges can lead to water damage to your roofs sheathing.  Eventually if left unchecked the water will eventually find its way into your home.

 Roofs Gutters

Clogged or Damaged Gutters can lead to water damaging fascia or running under your soffit area.  Water damage can cause mould, mildew and wood rot.  Water spilling out of your gutter can also cause water to pool around your foundation which could lead to moisture issues in the basement.

Damaged Flashings

Damaged flashing. Flashing which protect your roof around the pipes, vents, valleys, plumbing stacks and chimneys, when damaged can cause water leaks. You can tell flashing is damaged if looks loose or is ripped.  Sometimes when a roof shingles are replaced the roofer will only bend the flashing temporarly and then reuse the flashing to maintain that important water tight seal.  Ensure when your shingles are replaced that new flashings will be installed.

Soffit damage

Soffits are the boards that go over the end of roof rafters. Sometimes birds and insects set up their own home there, causing damage. Rotting, cracks and holes are a giveaway to this problem.  Even aluminum soffits can be damaged by raccoons trying to access your attic.

 Rotting Fascia

A rotting fascia. The board that stretches along the front of your roof can start to rot due to moisture. A rotting fascia is easily spotted as the fascia often starts to disintegrate, break off or become discolored.  Clogged or bent roofing gutter can allow water to cause mould, mildew or wood rot to fascias.

Typical Types of Roof Coverings 

Asphalt composition shingles:  These are cheap and easily obtainable, but they are less attractive than other options due to their flat appearance. This is by far the most popular type of roofing material.

Wood shakes or shingles: These are pricey but attractive shingles. They have great durability but aren’t a good choice in regions where there is a fire danger.

Metal Roofing: Metal roofs made of steel or aluminum have become more popular in recent years, due in part to their durability and because they are fireproof. These are expensive roofs that require specialty contractors for installation, but they may be cost-effective over the long run due to their long life. Several types of metal roofing systems are available, including raised-seam panels and products that mimic the look of composite shingles.

Slate roofing: This is a highly attractive, high-end roofing option, but it is expensive and very heavy. Slate roofs are extremely slippery to walk on and difficult to repair when damaged.

Composition slate: These synthetic tiles made from 95 percent recycled materials, including rubber, are gaining in popularity. They closely resemble slate and other forms of stone tile but are much lighter and less susceptible to damage.

Clay or ceramic tile: Long the most predominant image in Southern California and Florida, the so-called Spanish-style red tile roof is still common but is being gradually replaced by metal and composite materials that mimic the Spanish tile look. Other roofing materials are now available which meet ceramic tile’s fire retardant ability, with much less weight put on the roof. This type of shingle is called the half-barrel because it is essentially a cylinder cut in half length-wise, roughly 16 inches long.

All roofing systems rely on an overlap to shed water and resist wind uplift. Fiberglass based shingles are nailed to each other and to the roof deck. Additional weatherproof insurance is provided by strips of factory-applied adhesive. The adhesive is heat-sensitive, which makes the shingles self sealing.  Most fiberglass shingles will have an approximate live span of 15 years.  Typcially the south facing roofs shingles will be the first to fail, which is due to exposure to the sun which breaks down the shingles UV protection.

When buying a Home a lot of people really don’t understand the different types of Home Inspections.  Every Home Inspector has different prices and offer different services as part of the home inspection.  The Barrie Home Inspector offers Free Thermal Imaging with every Home Inspection.  For example some Home Inspectors do not include Landscape Inspections as part of their services.  Structural inspections of visible components are inspected and any concerns would be referred to a Structural Engineer.  No Home Inspectors in Ontario are licenced.

Most homes have gutters installed to collect and discharge water away from our home.  Without gutters water would splash when hitting the ground and possibly enter our basements.  For every inch of rain that falls on a roof of 1,000 square feet, you can expect to collect and drain approximately 600 gallons of rainwater.  Improper drainage is probably one of the main causes of water penetrating into basements.

Installing gutters is easier now with rolled seamless aluminum eaves trough being the most popular type for new homes.  Sectional gutters are typically for the Do It Yourself type of installation.  The joints in a sectional gutter system will eventually leak.  For proper drainage you should ensure your gutter slopes a minimum of 1/2 inch for every 10 feet of gutter.  When your length of gutter exceeds 40 feet you should raise the gutter in the center and slope down to opposite downspout locations.  This is why it is important to plan your gutter and downspout drain locations prior to starting job.  Many new home designers do not take winter into consideration,  and as you often find in Barrie ON home inspections,  you end up with downspouts discharging onto sidewalk and driveway walking areas.

When selecting your gutter you most likely will have a number of options to choose from.  The most common options are material, profile, size, production, and coating.  Many new homes and replacement roofs are using steel or metal roofing material.  One downside to metal roofing is that snow and ice tend to start sliding off these roofs in fairly large sheets.  Many metal roofs have snow guards or other devices which break up the sliding snow and ice before it leaves the roof.  The snow and ice slides can rip your gutters right off your fascia even with snow guards installed and many home owners opt for the more expensive steel gutters rather than the aluminum gutter for this very reason. Vinyl and plastic gutters are usually not installed by professionals and are generally considered a waste of money.  Seals tend to leak at joints and they quickly degrade in sunlight.

The lower edge of your shingles should extend beyond the fascia board by about 3/4 inch so that runoff drains into the gutters. If the overhang  is too short, water will drip behind the gutter, resulting in  rotted roof sheathing and fascia, water stains of your siding, and even soil erosion and a flooded basement. Fix this problem by installing sheet-metal drip edge, which is installed under the first course of roof shingles.  Most professional roofers will install this product when shingling your roof.

So, you can imagine what some roofing contractors are doing on homes where there is no follow up inspection being performed.  I have seen new shingles installed and the step flashing has not been properly sealed or the valley metal is almost rusted out but still re-used. Sometimes when you hire a roofing contractor,  you will get what you pay for!

Hanging storage systems from an engineered truss system would definitely be considered a change of design as you are now creating a hanging load on a engineered system which was designed for a support load for the roof, ice, snow and water.  The problems with attaching storage units to existing truss roofing systems is that it will not meet any requirements of the building code,  you did not get a building permit to perform the work and if truss system failed you could be held liable for any damage or injury.  Also if you are selling your home this problem will be noted on home inspection report, which could affect sale or price of your home.
