Insulation, heating systems, plumbing protection and moisture control are important considerations when converting a seasonal cottage into a four-season property.

Many cottages have their water pump, pressure tank and associated plumbing installed within a small insulated and heated enclosure in the crawl space. These enclosures help protect water systems from freezing during colder weather. During a cottage inspection, accessible plumbing installations, insulation, heating arrangements and exposed water lines are examined for potential concerns. Inadequate insulation, unreliable heating or poorly sealed enclosures can allow freezing temperatures to damage pumps, pipes and other plumbing components.

Proper ventilation, air sealing and vapour control are also important when upgrading older cottages for year-round use. Identifying potential problems before purchasing can help buyers understand the improvements and maintenance required for reliable winter operation.

Many older cottages were constructed with limited insulation and inadequate air sealing, making them vulnerable to heat loss, condensation and moisture-related deterioration.

During a cottage inspection, accessible attic insulation, vapour barriers, ventilation systems and crawl spaces are examined for signs of moisture intrusion, mould growth and inadequate insulation. Older cottages may also contain vermiculite insulation, which can potentially contain asbestos and should be professionally tested before being disturbed.

Proper attic ventilation helps control moisture accumulation, while adequate insulation and air sealing improve comfort and energy efficiency. Common concerns include outdated wiring, improperly installed circuits, overloaded panels, missing GFCI protection and electrical installations exposed to moisture.

Although construction related fields require an understanding of how homes are built, they almost never deal with the extended use and age related deterioration of components that the home inspector encounters on a daily basis.

Prior to becoming a Home Inspector I was in charge of Project Reviews for the Borden Fire Department for 7 years. During this time I would inspect design drawings to ensure compliance with the Ontario Building Code. I also made regular site visits to ensure proper installation and appliacations of products used in the construction of buildings. During this time I also inspected residential homes which were under going complete renovation and updating. Working with Design Consultants and Project Supervisors also gave me an overview of the complete construction process, from design through to completion.

While spending some time working as a Contractor I became a member of HUDAC and built a number of homes, for resale. This again added to my experience in the complete building process starting at the ground level and ending with the completion and sale of the home.

Infrared testing is based on the principle that heat flow in a material is altered by the presence of some type of anomalies. These changes in heat flow cause localized temperature differences in the material surface. The imaging or study of such thermal patterns is known as Thermography.

Thermal Imaging Inspections – How it Works

Heat can be described as the energy associated with the random and chaotic motions of the atomic particles from which matter is composed.

Heat transfer can occur by conduction, radiation, convection, or a combination of these. When a surface is heated, there is an increase in energy of the atomic particles leading to a corresponding increase in temperature and emitted energy. The chaotic thermal agitation of atomic particles produce a form of radiant electromagnetic energy known as infrared radiation (that is , radiation of frequencies beyond red). All materials (hot or cold) contain heat and radiate infrared energy.

The thermal imaging camera has a lens which focuses on the infrared light being emitted by object camera is pointed at. The camera typically has a phased array which will detect the infrared elements and depict them as a thermogram. The thermogram is interpreted by the circuits in the camera and transmitted to the display. Most cameras can display in black and white (grayscale) or in colour (rainbow) depending on settings the operator chooses.

Infrared cameras scan at a rate of 29 to 31 times a second and can read temperature from minus 20 degrees C to over 2000 degrees C. These cameras can detect a change in temperature as small as 0.2 C. Home inspectors typically will be using the un-cooled type of thermal imaging camera.

Home Inspection Defect Pictures from actual home inspections. See the wide variety and unique deficiencies that can be found in many of the homes I inspect. Some defects are so odd they may make you laugh, but they actually did exist in a home at one time. Hopefully as all these were identified at the time of the inspection, that they have all been fixed. Any major deficiencies are also explained to the Listing Realtor to ensure the Home Owner is aware of issues especially if Life Safety is a factor.

Many defects are just from lack of maintenance and are common on most homes. There are some defects that just make you shake your head in amazement that some one has not been injured. Everyone knows electricity is dangerous but it is the most common deficiency that I find in basements. Home owners want to save money so they either do the work themselves or hire someone who is incompetent. The end result can be improperly installed electrical circuits and possibly dangerous wiring installations.

Using a Fluke Thermal Imaging Camera we scan all exterior surfaces of a home for hidden moisture or missing insulation. This method is non-destructive, environmentally friendly, and detects hot and cold spots in the home. Infrared thermal imaging is designed to ensure that the radiant floor and ceiling heat in the home is functional, identify potential heat loss from doors and windows, and identify any electrical hot spots.

Thermal imaging can be used to find leaking pipes used for in floor heating. The Infrared Camera can also verify the coverage of electric floor heating systems which have become so popular in renovation projects.

Besides finding hidden moisture in walls and ceiling of homes we also use Thermal Imaging during Commercial Building Inspections to find hidden leaks in flat roofs which may have penetrated on protective roofing layer but not visible leaking in the interior. We use the latest Thermal Imaging technology to protect you and your investment.

Typical Defects Found During Home Inspection

Algae:
Microorganisms that may grow to colonies in damp environments, including certain rooftops. They can discolor shingles. Often described as "fungus."

Alligatoring:
A condition of paint or aged asphalt brought about by the loss of volatile oils and the oxidation caused by solar radiation. Causes a coarse checking pattern characterized by a slipping of the new paint coating over the old coating to the extent that the old coating can be seen through the fissures. "Alligatoring" produces a pattern of cracks resembling an alligator hide and is ultimately the result of the limited tolerance of paint or asphalt to thermal expansion or contraction.

Asbestos:
A common form of magnesium silicate which was used in various construction products due to its stability and resistance to fire. Asbestos exposure (caused by inhaling loose asbestos fibers) is associated with various forms of lung disease. The name given to certain inorganic minerals when they occur in fibrous form. Though fire-resistant, its extremely fine fibers are easily inhaled, and exposure to them over a period of years has been linked to cancers of the lung or lung-cavity lining and to asbestosis a severe lung impairment. A naturally occurring mineral fiber sometimes found in older homes. It is hazardous to your health when a possibility exists of exposure to inhalable fibers. Homeowners should be alert for friable (readily crumbled, brittle) asbestos and always seek professional advice in dealing with it.

Bleeding:
The migration of a liquid to the surface of a component or into/onto an adjacent material.

Blister:
An enclosed raised spot evident on the surface of a building. They are mainly caused by the expansion of trapped air, water vapor, moisture or other gases.

Blue Stain:
A bluish or grayish discoloration of the sapwood caused the growth of certain mold like fungi on the surface and in the interior of a piece, made possible by the same conditions that favor the growth of other fungi.

Bubbling
: In glazing, open or closed pockets in a sealant caused by release, production or expansion of gasses.

Buckling:
The bending of a building material as a result of wear and tear or contact with a substance such as water.

Carbon Monoxide:
CO. A colorless, odorless, highly poisonous gas formed by the incomplete combustion of carbon.

Cohesive Failure:
Internal splitting of a compound resulting from over-stressing of the compound.

Condensation:
Water condensing on walls, ceiling and pipes. Normal in areas of high humidity, usually controlled by ventilation or a dehumidifier.

Corrosion:
The deterioration of metal by chemical or electrochemical reaction resulting from exposure to weathering, moisture, chemicals or other agents or media.

Crater:
Pit in the surface of concrete resulting from cracking of the mortar due to expansive forces associated with a particle of unsound aggregate or a contaminating material, such as wood or glass.

Crazing:
A series of hairline cracks in the surface of weathered materials, having a web-like appearance. Also, hairline cracks in pre-finished metals caused by bending or forming (see Brake Metal).

Cupping:
A type of warping that causes boards to curl up at their edges.

Damp proofing:
A process used on concrete, masonry or stone surfaces to repel water, the main purpose of which is to prevent the coated surface from absorbing rain water while still permitting moisture vapor to escape from the structure. (Moisture vapor readily penetrates coatings of this type.) "Damp proofing" generally applies to surfaces above grade; "waterproofing" generally applies to surfaces below grade.

Decay:
Disintegration of wood or other substance through the action of fungi.

Distortion:
Alteration of viewed images caused by variations in glass flatness or in homogeneous portions within the glass. An inherent characteristic of heat-treated glass.

Drippage:
Bitumen material that drips through roof deck joints, or over the edge of a roof deck.

Dry Rot:
See Fungal Wood Rot.

Feathering Strips:
Tapered wood filler strips placed along the butt edges of old wood shingles to create a level surface when re-roofing over existing wood shingle roofs. Also called "horse feathers."

Fungal Wood Rot:
A common wood destroying organism which develops when wood containing material is exposed to moisture and poor air circulation for a long (6 months +) period of time. Often and incorrectly referred to as dry rot.

Fungi (Wood):
Microscopic plants that live in damp wood and cause mold, stain, and decay.

Incompatibility:
Descriptive of two or more materials which are not suitable to be used together.

Lead Based Paint:
Lead is a highly toxic metal that was used for many years in products found in and around our homes. Lead may cause a range of health effects, from behavioral problems and learning disabilities, to seizures and death. Children 6 years old and under are most at risk, because their bodies are growing quickly.

Migration:
Spreading or creeping of a constituent of a compound onto/into adjacent surfaces. See bleeding.

Mud Cracks:
Cracks developing from the normal shrinkage of an emulsion coating when applied too heavily.

Mushroom:
An unacceptable occurrence when the top of a caisson concrete pier spreads out and hardens to become wider than the foundation wall thickness.

Complaints about early PEX water systems started when the fittings used to connect the pipes failed causing leaks. Manufactures improved their fittings which solved that problem and the popularity of PEX surged. Today, PEX is used in more than 60 percent of new construction residential water supply systems.

PEX plumbing system has been used for years and its failures has been well documented. Pex failures are linked to piping and fitting. Pex Piping fails when the pipes are exposed to chlorine that is common in municipal water supplies, exposure to direct sunlight before its installation. PEX pipe is also vulnerable when it contacts petroleum products or oxygen. Pex piping can leach toxic chemicals from pipe material. Pex compression fitting failure is caused by dezincification that results in corrosion which will create leaks.

In 1968, German scientist Thomas Engle discovered a way to crosslink common plastic (polyethylene) through radiation to produce a much suppler form of the material. The new plastic, fashioned into flexible PEX pipe (also known as PEX tubing), arrived in the US in the 1980s, initially for radiant floor heating systems: The flexible tubing is embedded in a concrete slab and hot water pumped through to heat the slab and radiate heat to rest of the room. PEX pipe remains popular for radiant floor heating.

Partial List of Manufactures with Problems

PEX-A (Uponor/Wirsbo and Rehau): dezincification of fittings and chemical leaching/odor (AquaPEX only)

PEX-B (Zurn & Viega): dezincification of fittings

PEX-C (Nibco/CPI/DuraPEX): cracked, leaking pipes

PEX-AL-PEX (Kitec/IPEX): dezincification of fittings

Dezincification

PEX pipes are made of plastic tubing that is connected by brass fittings. It has been alleged that these fittings contain a higher-than-normal level of zinc, which, when they come in contact with water, can fail earlier than expected due to a process known as “dezincification.” This can cause a range of problems, including leaks and flooding.

“Fatigue” Failures

It is believed that some PEX tubing may be failing due to the amount of stress placed on the brass fittings connecting the tubes. When repetitive stress is put on the fittings, a hole or notch can develop and can eventually progress to a crack or fracture.

Benefits of Using Pex

Installing PEX does not require soldering. Can be installed just using Crimp Tool

PEX expands, making it more resistant to freeze-cracking

PEX does not corrode

Water flows silently through PEX, eliminating the “water hammer” noise associated with metal piping.

Color-coding (red and blue) make it simple to distinguish hot and cold supply lines.

PEX can be connected to existing plumbing with the correct fittings.

Disadvantages of Using Pex

PEX is not suitable for outdoor use. Ultraviolet rays cause PEX to break down rapidly.

PEX cannot currently be recycled.

Though installation is DIY-friendly, fittings have to be correctly installed.

3 Types of Pex Plumbing

Type A Pex is manufactured using peroxide.

This type of PEX is the most flexible of the three types and is suitable for use in all home water-supply plumbing needs. It expands to the greatest degree when subjected to freezing water, so it’s the most resistant to cracking in frigid temperatures. It’s easy to work with but it’s more expensive than B or C.

Type B Pex is manufactured using moisture-cure method.

PEX-B is slightly stiffer than PEX-A, and has a distinct coil “memory” that makes the tubing want to return to its original coiled state. The coil memory, however, is not a hurdle to installation, and PEX-B is often the tubing of choice for residential plumbing because it also expands to resist cracking when water freezes but is less expensive than PEX-A: A 10-foot section of PEX-B runs $2.50 to $5.50, depending on brand and diameter. PEX-B also features an increased resistance to chlorine, making it a good choice in areas where water is highly chlorinated.

PEX-C is manufactured via an irradiation method.

Pex C is the stiffest version, PEX-C is the most difficult to work with; this stiffness also makes it liable to kink, as well as possible cracking if water freezes. These undesirable traits make PEX-C best suited for uses where bending is not required. PEX-C is the cheapest type.

Pex Connection Methods

Crimp rings are a band of metal, usually copper, that you slip over the fitting and compress with a crimp ring tool. The main problem is that you’ll need separate crimping tools for each size of pipe you are working with.

Cinch clamps work more like the traditional band clamps. You place the cinch tool over the protruding tab and squeeze to tighten the cinch clamp. The same tool works for all sizes of cinch clamps.

Asbestos Testing Service - Asbestos is a mineral fiber that can be positively identified only with a special type of microscope. Asbestos is a natural mineral with unusual qualities. It is strong enough to resist high temperatures, chemical attack and wear. A poor conductor, it insulates well against heat and electricity. Asbestos crystals become long, flexible, silky fibers, so it can be made into a wide variety of forms. It can be spun into yarn, woven into cloth or braided into rope. Asbestos can also be added to materials as diverse as cotton and cement.

Most people exposed to small amounts of asbestos, as we all are in our daily lives, do not develop major health problems associated with asbestos. However, when disturbed, asbestos material may release asbestos fibers, which can be inhaled into the lungs. The fibers can remain there for a long time, increasing the risk of disease. Asbestos material that would crumble easily if handled, or that has been sawed, scraped, or sanded into a powder, is more likely to create a health hazard.

Health Canada has recently updated its web site relating to asbestos hazards in the home. Canada had been promoting asbestos as dangerous only when inhaled in significant quantities. The contentious lines concerning exposure to asbestos have now been expunged from the website, reflecting the position held by medical bodies around the world that there is no safe amount of asbestos ingestion.

Prior to 1985 asbestos was used in many construction building materials such as pipe lining, plaster walls and insulation to name a few. The Ontario

As well, it says an estimated 107,000 people die each year globally from asbestos-related disease. Canada has continued to support the Quebec Asbestos Mining Industry even as the rest of the Western world banned the production and export of the mineral.

Building Permits and your Home

Inspection may identify NO Building Permit!

As a Home Buyer you can be responsible to comply with Building Code Violations

A Building Permit is issued to anyone who constructs or modifies a building by the Chief Building Official of your Municipality.

Home Inspection can determine if Building Permit was taken out

A ‘building’ means a structure consisting of a wall, roof, and floor or any of them or a structural system serving the function thereof. Therefore a permit is required for any construction as defined and which is covered under the scope of the Ontario Building Code. Renovations, alterations as defined above require a permit. Examples: additions to living areas, plumbing, adding a basement, changes to footings, putting in larger windows, adding a deck, siding etc.

How Do I Obtain a Building Permit?

A completed application signed by the owner or his agent authorized in writing and the required documents as per Schedule ‘B’ of the Building By-law must be submitted to the Chief Building Official. Please note that documents listed in Schedule ‘B’ may require to be designed by a designer qualified and / or registered with the Ministry of Municipal Affairs & Housing after July 1, 2005.

Work Exempt from obtaining a Building Permit.

The following items are exempt from requirements to obtain a Building Permit: Changing shingles, Window replacements, Replacing and changing plumbing fixtures (Were no piping is altered), Painting, Mill work and Flooring.

When you obtain a building permit your design is checked to ensure it complies with the Ontario Building Code, Electrical Code and Plumbing Code. Any engineered designs or products will require stamped design drawings by qualified persons.

The municipality will send inspectors to approve stages of work prior to allowing work to continue to next step. For example your electrical wiring and plumbing must be inspected and passed prior to encasing in drywall or concrete, depending on work being done. When work is completed the Final Inspection is completed and the Building Permit file is closed off.

Very often a Building Permit is taken out and a Final Inspection is never completed. This means the file on your home or project is not completed as far as the municipality is concerned. When purchasing a building where work has bend done it is always a good idea to visit your local building department to ensure there are no open permits on property. You can also learn some history on building such as complaints from neighbor’s concerning your property. One building I own had to have the upper roof drain moved to lower roof due to previous complaint from neighbor. All nice information to know.

The Barrie Home Inspection Service always makes a note of issues that may indicate that a renovation or deck was built without obtaining the proper permits. If you purchase a home that had work done without the proper permits, you inherit the problems that might arise from that unauthorized construction.

Some of the most common indicators of work being done without obtaining the proper permits are electrical, plumbing and structural deficiencies. When work is completed in a home a final inspection is performed prior to closing off the Building Permit. Obvious deficiencies are a red flag that this work was done without obtaining the proper building permit. Your municipality can issue a “Stop Work Order” on your renovation until you obtain a building permit. If you complete your renovation the municipality can force you to redo the work to ensure it meets the requirements of the Ontario Building Code. If you fail to meet “set back” requirements for example, you could be forced to remove the structure.

I recently inspected a home where the home owner installed a storage area in their garage. The home owner cut the bottom section out of the engineered roofing truss to give space for storage unit. The truss is an designed part of the house structure and modifications are not allowed unless a Building Permit is taken out and a Design Detail for the truss modification is supplied as part of plans for storage unit. So the new home purchaser is faced with buying a house knowing the roof trusses have been compromised and that the storage unit was built without obtaining a Building Permit. If the house is bought in this condition, sometime down the road the City could inspect the house and identify the garage storage unit as being defective. The Home Owner would be responsible to bring storage unit up to standard plus the incurred Building Permit and any inspection fees.

Hiring a “Qualified Home inspector” can protect you from buying a property which has had work done without obtaining a “Building Permit”. The Barrie Home inspector is Certified Building Code Official with the Ontario Building Officials Association and has inspected over 5,000 residential properties, whose expertise will allow you Peace of Mind on your next property purchase.

When purchasing a home with a Fireplace, Wood Stove or Pellet stove, most insurance companies will require an inspection by a WETT Certified Inspector. The Barrie Home Inspection Service provides Certified WETT Inspections to Barrie, Orillia and Alliston for $50.0o0 when included as part of Home Inspection package.
