Exterior Inspection Defect Pictures
Exterior defects can allow moisture into a home and lead to damage to siding, windows, trim and other building components. During a home inspection, visible exterior components are inspected for deterioration, improper installation, water damage and other defects that may require repair or further evaluation.
Siding Defects

Buckled siding is commonly caused by improper installation that does not allow the siding to expand and contract with temperature changes. Siding that is fastened too tightly may warp or buckle, affecting its appearance and potentially allowing moisture to enter behind the exterior finish.
Peeling, flaking or deteriorated finishes leave exterior siding exposed to moisture and weathering. Regular maintenance and refinishing help protect the siding from water absorption, deterioration and eventual decay. Proper caulking may have prevented eventual failure of the exterior siding.
Window & Door Defects

This sloped roof has missing shingles and two different types of asphalt shingles installed on the same roof surface. Missing or improperly matched roofing materials can reduce weather protection and may indicate previous repairs or improper installation. Areas with missing shingles are particularly vulnerable to water penetration and should be repaired.
Rotted wood glazing trim is typically caused by prolonged exposure to moisture and failure of the protective finish or sealant. Deteriorated trim can allow additional water penetration around the glass and should be repaired or replaced to prevent further damage to the door. Your Home Inspector will point out areas of moisture intrusion or cracked caulking.
Deck & Brick Defects

Improperly supported steps and missing handrails or guards can create serious safety and fall hazards. Exterior stairs, decks and porches should be properly supported and equipped with secure guards and handrails where required.
A vertical crack in an exterior brick wall may indicate movement or settlement of the supporting structure. Cracks should be monitored and may require further evaluation if they are widening, displaced or continuing to develop.
Landscaping Defects

A bowed wood retaining wall may indicate that soil pressure or poor drainage is pushing the wall outward. Continued movement can weaken the wall and may eventually require repair or replacement. Further investigation by Landscaping Specialist would be advised

Required guards are missing from the stairs, creating a potential fall hazard. Properly installed guards help protect occupants from falling from the open side of a stairway. No opening that will permit a 4 inch sphere to pass through is permitted for stairs over 23 5/8 inches from grade.
Additional Exterior Defects

Water exposure below the window has caused the brick to deteriorate, with areas of spalling and missing masonry. Continued moisture exposure can lead to further deterioration and should be corrected to prevent additional damage. This is typically caused by missing caulking or mortar.
Drainage tile can be installed around the foundation to help collect and direct groundwater away from the basement. Proper drainage can reduce water pressure against foundation walls and help prevent basement water entry. This will help water issues with older homes that do not have weeping tile installed.
