It’s like an overall check up of your house! The home inspection should not be confused with a home value appraisal or a municipal building department inspection. The home inspection is not a guarantee, warranty or insurance policy. If the inspector finds areas of concern, the inspection will give you advance insight of what to expect.  All deficiencies will be clearly indentified in a computerized report.  Report is typically delivered the same day or the next morning.

The inspection is an educational process for the home owner or potential buyer. This is why it is encouraged that the clients are present during the inspections.

In Ontario home buyers have very little protection when purchasing a home.  The “Rule of Thumb” is Caveat Emptor,  Buyer Beware.  While Sellers and Realtors are obligated under law to disclose any material defects in the home, often this is not done.  Twenty years ago most properties listed for sale has a SPIS form completed by the seller listing any defects, home renovations and other pertinent information, this is no longer the case, on the advice of Realtors and Lawyers most home sellers no longer identify any issues with the home they are selling.  Ontario Law states that the Home Seller is required to disclose any Latent Defects they area awarer of.  A latent defect is an issues that is not readily apparent or discoverable by the buyer or their home inspector.  Read more information on Latent and Patent Defects.

Plumbing – Water pressure, fixtures, faucets, showers, sinks, spigots, visible pipes, supports, functional drainage, water heating equipment and safety, vents, leaks, hot & cold flow.

Electrical – Service panels, amperage, breakers, wiring type, conductor materials, connections, conditions, compatibility, plugs, switches, receptacles, ceiling fans, G.F.C.I. operation, general safety issues.

Heating – heat pumps, furnaces, wall heaters, chimneys, flues, exhaust fans, vents, pumps, ducts, dampers, filters.

Cooling – (Air Conditioning) – Central systems, heat pumps, evaporator coolers, air handler fans, operating controls, thermostat conditions, temperature split, filter conditions, general external conditions.

Roofing – Cover material type, surface conditions, flashings, valley seams, debris, drainage, ridges, hips, ventilation, penetrations, skylights, chimneys, turbine vents, gable vents.

Attic – Insulation type, clearances, framing, trusses, roof sheathing, ducting, wiring, signs of leaks.
